The process begins by working through a detailed design brief with our architectural designer. This is, basically, a questionnaire relating to the design of your home through a series of prompts.
The brief ensures all your requirements are considered by our team before the design process begins.
The concept plan is an architectural sketch plan for your site which includes a site plan, floor plan and 2 - 3 elevations. There is a fee for the concept plan, which is based on a flat site. A challenging site may be a little more.
At this time a site inspection will be conducted to check levels, views, sun, climatic conditions and other issues unique to your site. Council records will be checked, and drainage, easements, access and other site parameters will also be considered along with local planning regulations; height restrictions, site coverage and boundary setbacks. In order to get the clearest picture of what is required we may also need the advice of outside professionals, including surveyors, engineers and geo-tech specialists.
The aim is to meet all your requirements and budget, and maximise the unique qualities of the site.
We then use the concept plan to provide an estimate of construction costs.
Once the building contract is agreed and the deposit paid, working drawings are produced. These are extremely detailed with all the information required for the construction of your new home. Your plan is then submitted to the appropriate local council for a building consent.
Soon after these formalities have been completed, we'll begin work on your new home.
